This double storey house (130sqm) features on the ground floor a generous sized kitchen (plus fireplace) opening into a sunbathed furnished garden. Upstairs you will find two spacious bedrooms and two bathrooms.

From tollway A1 exit at Firenze-Impruneta. At the roundabout take the second right to Tavernuzze/Impruneta/Greve in Chianti direction.
When you pass the power station and reach Tavernuzze village , keep left. After the main square continue driving for 6 Km to Impruneta. At its entrance, turn left at the roundabout (past the petrol station) toward Pozzolatico. After 2.7Km, just after the Monteoriolo sign, turn left to via di Riboia .At n.16 you'll find Firenze in Campagna

BY TRAIN (useful link www.trenitalia.it, www.capautolinee.it )
At Firenze Santa Maria Novella train station exit and go to the nearby via Fiume at the CAP bus station. Take the bus to Impruneta. After 30 min. get out at the Monteriolo stop. Continue walking downhill (Impruneta direction) after 200mt. you'll find via di Riboia. We are at n.16

BY PLANE
At Florence airport go to the bus line ATAF and take a bus to Firenze Santa Maria Novella train station . Once there keep following the directions given above for how to reach us by train.

CANCELLATION AND/OR CHANGES BY THE GUESTS
All cancellations and changes must be advised via fax to Firenze in Campagna. They will involve withholding by Firenze in Campagna of the booking deposit.

Check in 4pm to 7pm
please notify us your estimated time of arrival (preferably one week earlier)
Check out before 10am

It is understood that booking you agree to the following:

1) HOUSE CHARACTERISTICS
130 sqm double storey villa (see details in www.florencecountry.altervista.org)

2) PRICES
House renting prices are in euros and are intended per one night and per bedroom. When booking, the guests will pay the deposit, the bond, and the eventual requested extras (see www.florencecounty.altervista.org)

3) BOOKINGS

Upon receipt of deposit, your booking will be confirmed.

4) PAYMENTS
When booking, a 50% deposit of the renting cost must be paid with bank transfer. The balance, that will include the stamp duty of 1.81Eu (as per Italian law) and the cost of eventual extras requested by the guest must be paid in cash at arrival. The booking deposit must be made in euros, bank transfer bank fees excluded. personal cheques will not be accepted. Extra services requested during the stay must be paid in cash, euro only.

5) BOND
The bond will be paid together with the balance. It will be given back (minus eventual damages to the property) at the return of the keys to Florence in Campagna

6) RECEIPT OF BOOKING CONFIRMATION
Upon receiving the booking deposit, Firenze in Campagna will send you confirmation booking. The confirmation will show the total amount of the rent , our address, our contact number together with any extra requests made. The booking confirmation is not-transferable, unless authorized by Firenze in Campagna

7) ARRIVALS AND DEPARTURES
Check-in 4pm to 7pm. Check-out before 10am . Please tell us your estimated time of arrival. In case of late arrival it would be appreciated if the guest notifies us via contact number on booking confirmation.

8) NUMBER OF GUESTS
A maximum of 8 guests are allowed at any one time. Any extra guests not accounted at booking, will cause cancellation of contract and any funds already paid to become non-refundable.

9) HAND OVER OF THE ROOM
At arrival, guests must:

• Provide their confirmation of booking
• Provide identification document of all the booked guests in order to register them with the pertaining authority
• Pay the full balance.
• The guests will be welcomed by the owner and given room's key

10) ROOM'S CONDITION
The room is handed over in nice and tidy condition. It is expected to be left in the same way; this applies to shared living spaces as well. If the room is left in unreasonable condition, we reserve the right to charge double the agreed cost. Costs pertaining the final cleaning are shown in the price list on the web www.florencecountry.altervista.org

11) PETS
Only small and well behaved pets are allowed

12) CANCELLATION AND/OR CHANGES BY THE GUESTS
All cancellations and changes must be advised via fax to Firenze in Campagna. They will involve withholding by Firenze inCampagna of the booking deposit .

13) VALUABLES
The owners of Firenze in Campagna won't be responsible for valuables'loss.

14) CANCELLATIONS AND/OR CHANGES BY FIRENZE IN CAMPAGNA
In the event of Firenze in Campagna being forced to cancel or modify an already confermed booking, the guest will be offered an adequate alternative. In case of the guest not wanting an alternative, a full refund will be made by Firenze in Campagna, asap.

15) FAULTS:our policy aims to provide all the necessary services or household repairs in the shortest time. Please notify the owner as soon as a fault occurs in order to assure you the maximum comfort

15 bis) COMPLAINTS: complaints pertaining to the accommodation must be made to the owner within the first 24 hours of arrival. In case of non-compliance or of no specific authorization given by the owner, the guests who vacate the premises early will lose their right to a refund .
Even though complaints of any kind notified at the end of the stay won't involve any refund, however all suggestions aimed at the improvement of our service will be taken into consideration and welcomed.

16) LEGISLATION
This contract complies with Italian law. Any issues will be dealt with the Florence Court.
